The ranch is well-equipped for calving on the south side, featuring two covered sheds. Thanks to its elevation, it sustains a healthy carrying capacity of 250 to 275 Animal Units (AUs) from March to mid-August in most years. Fenced and cross-fenced, the property owners recently invested $250,000 in new fencing on the north side, ensuring its functionality and security.

Abundant water sources, including year-round springs, ponds, and spring-fed stock tanks, dot the ranch, guaranteeing an ample water supply throughout the year.

The centerpiece of the property is the timeless ranch house, standing strong since its construction in 1911. With its charming stone exterior, the farmhouse retains many of its original features, capturing the essence of the era.
