The villa, built at the end of the 19th century, is surrounded by a park of more than four hectares, lying on the eastern shore of Lake Annone: careful care by the current owner, has restored it to its former glory with its oak trees, magnolias, oak trees, cedars from Lebanon, beech trees, and the very rare taxodiums, with fairytale aerial roots. Already walking along the entrance avenue, in fact, approaching the villa and the lake, we seem to enter a magical and romantic atmosphere. Upon entering the villa, we realize that the wonderful view of the lake will be the protagonist, in every room: from the living rooms, to the dining room, to the bedrooms, to the large attic where the pool table is located, from every window or large window, there are unique and romantic views, on the very calm waters of Lake Annone. On the ground floor of the villa there is a first living room with a large functioning fireplace, a beautiful dining room, the large kitchen, a studio entirely built with beautiful paneling, a more cozy TV lounge, some service rooms and a first suite, with exit to the park and the lake. On the first floor there are 4 bedrooms, a splendid library and a sitting room, in addition to the three relevant bathrooms: both the beautiful terrace overlooking the park and the balconies pertaining to the rooms are very pleasant. On the top floor, in the attic, in addition to two bedrooms and a bathroom, there is space for the large recreation room with pool table, table tennis and table football. The villa, renovated by the current owner in the early 2000s, is in a good state of maintenance and is constantly lived by the property, as a second home. In a portion of the villa, most recently renovated to make it a small relais, three small suites and a shared living-breakfast area have been created. The relais has independent access from the villa, but of course it can be re-attached to it, with the simple reopening of an internal door. With 8/10 minutes by car, from the villa, we are on Lake Como, in Lecco; Como, always by car, can be reached in 20 minutes. Bellagio will take 40 minutes by car.

Sur la rive orientale du lac Annone, une villa construite à la fin du XIX siècle entourée par un parc de plus de quatre hectares. Les soins attentifs du propriétaire actuel l'ont ramené à son ancienne gloire avec ses chênes, ses magnolias, les cèdres du Liban, les hêtres et les très rare taxodium. Le long de l'alleé en approchant de la villa e du lac, nous semblons entrer dans une atmosphère magique et romantique. De l'entrée de la villa, la vue magnifique sur le lac sera le protagoniste dans tous les environnements: des salons à la salle à manger et aux chambres jusqu'à la grande mansarde ou il y a un billard. Par chaque fenêtre on se rencontres des cours unique et romantiques sur les eaux calmes du lac Annone. Au rez-de-chaussée de la villa il y a un premier salon avec une grande cheminée, une belle salle à manger, la grande cuisine, un bureau entièrement réalisé avec une splendide boiserie, un salon TV, quelques chambres de service et une première suite. Au première étage, il y a quatre chambres, une belle bibliothèque et un salon, en plus trois salles de bains. La belle terrasse avec la vue sur le parc et les balcons des chambres sont très agreables. Au dernier étage nous trouvons les deux chambres avec une salle de bains mais aussi une grande salle de loisirs avec une table de billard e le ping pong. La villa se présente dans un bon état et a été rénovée au début des années 2000. Dans une partie de la villa avec un accès indépendant, on crée un petit relais avec trois suites et un salon-petit-déjeuner commun. Dans le parc nous trouvons aussi un bâtiment d'environ 150 mètres carrés aménagé sur deux niveaux, autrefois utilisé comme écurie, récemment entièrement rénové à la perfection et adapté pour l'organisation d'événements familiaux, fêtes, bals équipé avec une cuisine, un four à bois et une grande cheminée. La serre est une autre petit bijou qui enchante la vue avec la roseraie. La grande piscine est entièrement realisée en dalles de quartzite blanc, le jacuzzi avec le jet en cascade, des douches extérieures, des grands vestiaires souterrains et des buanderies. En voiture, à 8/10 minutes de la villa nous sommes sur le lac de Côme, à Lecco; à Côme on arrive en 20 minutes. Pour Bellagio il faudra 40 minutes en voiture.

La villa, costruita alla fine del XIX secolo, è immersa in un parco di oltre quattro ettari, sdraiato sulla sponda orientale del lago di Annone: un'attenta cura da parte dell’attuale proprietario, lo ha riportato ad antico splendore con le sue querce, le magnolie, i lecci, i cedri del libano, i faggi, ed i rarissimi taxodium , dalle fiabesche radici aeree. Già percorrendo il viale d’ingresso, infatti, avvicinandosi alla villa ed al lago, ci pare di entrare in una atmosfera magica e romantica. Entrando nella villa ci rendiamo conto che la meravigliosa vista del lago sarà la protagonista , in ogni ambiente: dai salotti, alla sala da pranzo , alle camere da letto, fino alla grande mansarda dove trova spazio il tavolo da biliardo, da ogni finestra o grande vetrata, si incontrano scorci unici e romantici, sulle calmissime acque del lago di Annone. Al piano terreno della villa troviamo un primo soggiorno con un grande camino funzionante, una bella sala da pranzo, la grande cucina, uno studio interamente realizzato con una splendida boiserie, un più raccolto salotto TV, alcuni locali di servizio ed una prima suite, con uscita nel parco e sul lago.Al primo piano troviamo 4 camere da letto , una splendida biblioteca ed un salottino , oltre ai tre bagni di pertinenza: molto gradevoli sia il bel terrazzo affacciato sul parco, che i balconi di pertinenza delle camere. All’ultimo piano, mansardato, oltre a due camere da letto ed un bagno, trova spazio la grande sala ricreativa con tavolo da biliardo, ping pong e calcio balilla. La villa, ristrutturata dall’attuale proprietario nei primi anni 2000, è in buono stato di manutenzione ed è costantemente vissuta dalla proprietà, come seconda casa. In una porzione della villa, ristrutturata più recentemente per farne un piccolo relais, sono state ricavate tre piccole suites ed una zona soggiorno-breakfast , in comune. Il relais usufruisce di un accesso autonomo rispetto alla villa, ma naturalmente può essere nuovamente annesso ad essa, con la semplice riapertura di una porta interna. Nel parco, un edificio di circa 150 mq, disposto su due livelli, un tempo destinato a scuderia, è stato di recente completamente ristrutturato e si presta ad un utilizzo conviviale , per l’organizzazione di eventi familiari , feste, balli, essendo dotato anche di una funzionale zona cucina attrezzata, di un forno a legna e di un grande camino. Una piccola serra, dietro alla scuderia, è un altro piccolo gioiello, che introduce a un luogo romantico e appartato: il roseto. La grande piscina di 23x8m, è interamente realizzata in bianche lastre di quarzite; adiacente alla piscina, la vasca idromassaggio è adagiata a una parete in pietra da cui fuoriesce un getto a cascata. Oltre alle docce all'aperto sono presenti ampi spogliatoi interrati e locali di servizio. Con 8/10 minuti in auto, dalla villa, siamo sul Lago di Como, a Lecco; a Como, sempre in auto, si arriva in 30 minuti. Per Bellagio impiegheremo 40 minuti di auto , così come sempre in 40 minuti si può arrivare al centro di Milano.
