The stone villa, surrounded by pine trees with a beautiful lawn and a splendid garden that enjoys ample privacy, has a large flowered terrace on the front and a large patio on the back overlooking the pool area with two living corners with facing sofas, a and large table for pleasant outdoor dining.
The entrance on the main level opens into a beautiful living room with fireplace and direct access to the patio, the dining room with large French doors leading to the landscaped garden/patio
with barbecue for pleasant outdoor dinners. The kitchen is also connected to the living area, which is practical and functional, with access to the outdoor dining area. The rooms are all very bright.
A total of 7 rooms are available to guests on the first floor of the Villa. Two in front and 5 in the back on the sea side of the villa. All rooms are equipped with mosquito nets, private bathroom and air conditioning. Wifi throughout the property. The villa also has a guest bathroom on the ground floor.
The lower floor includes a large two-car garage, the laundry room and the two bedrooms and two bathrooms for the exclusive use of the villa staff.
A 70m driveway takes you to the beach with a private shed.

La villa en pierre, entourée de pins avec une belle pelouse et un splendide jardin qui bénéficie d'une grande intimité, dispose d'une grande terrasse fleurie à l'avant et d'un grand patio à l'arrière donnant sur l'espace piscine avec deux coins salon avec canapés face à face, un et grande table pour d'agréables diners en plein air.
L'entrée au niveau principal s'ouvre sur un beau salon avec cheminée et accès direct au patio, la salle à manger avec de grandes portes françaises menant au jardin/patio avec barbecue pour d'agréables dîners en plein air. La cuisine est également reliée au salon, pratique et fonctionnelle, avec accès à la salle à manger extérieure. Les pièces sont toutes très lumineuses.
Un total de 7 chambres sont à la disposition des hôtes au premier étage de la Villa. Deux à l'avant et 5 à l'arrière côté mer de la villa. Toutes les chambres sont équipées de moustiquaires, salle de bain privée et air conditionné. Wifi dans toute la propriété. La villa dispose également d'une salle de bains pour invités au rez-de-chaussée.
L'étage inférieur comprend un grand garage pour deux voitures, la buanderie et les deux chambres et deux salles de bains à l'usage exclusif du personnel de la villa.
Une allée de 70m vous emmène à la plage avec un cabanon privé.

La villa si trova a pochi metri dal mare e dalla sua lunga spiaggia di sabbia bianca che è una delle spiagge più belle della Toscana, le cui acque cristalline ottengono ogni anno il bollino blu europeo. La pineta di Roccamare è una comunità privata con accesso controllato da una portineria con telecamere .
La villa in pietra, circondata dalla pineta con un bel prato e uno splendido giardino che gode di ampia privacy, presenta sul davanti un grande terrazzo fiorito e sul retro l'ampio patio con vista sulla zona piscina con due angoli living di divani contrapposti, barbecue e grande tavolo per piacevoli cene all'aperto.
L'ingresso al livello principale si apre in un bellissimo soggiorno con camino e accesso diretto al patio, la sala da pranzo con ampie porte finestre che conducono al giardino/patio allestito
con barbecue per piacevoli cene all'aperto. La cucina è anch'essa collegata alla zona giorno, pratica e funzionale, con accesso alla zona pranzo all'aperto. Gli ambienti sono tutti molto luminosi.
Un totale di 7 camere sono a disposizione degli ospiti al primo piano della Villa. Due davanti e 5 sul retro lato mare della villa. Tutte le camere sono dotate di zanzariere, bagno privato e aria condizionata. Wifi in tutta la proprietà. La villa è dotata anche di un bagno per ospiti al piano terreno.
Il piano inferiore comprende un ampio garage per due auto, la lavanderia e le due camere da letto e due bagni a uso esclusivo del personale della villa.
Attraverso un vialetto di 70m si arriva alla spiaggia con capanno privato.
Ci sono inoltre circa 4-5 posti auto esterni e 1 garage per 2 auto. Locazione minima durata un mese.
