The property is located in Maremma, in the province of Grosseto which is adjacent to Brunello di Montalcino area, near the Terme di Petriolo. Positioned in a hilly area of approximately 80 hectares of land of which 50 hectars is vineyards and olive groves and the remainder arable woodland. There is a rural stone building dating back to the 1500’s with a total surface area of 1.800 square meters. Spread over three floors including the attic, the property is in need of renovation. There is a recently constructed tool shed adjacent to the main building and approval has been granted for a construction project for a new cellar with a floor area of 2.500 square meters. The vineyard was planted during the four year period of 2010 to 2014, prior to which complete agronomic studies and careful excavation works were undertaken including soil reshuffling to ensure homogeneous high quality crops. The vineyard is roughly divided into Sangiovese 14Ha, Cabernet Sauvignon 3Ha, Merlot 4Ha, Syrah 1,8Ha, Pinot Grigio 10Ha, Sauvignon Blanc 5Ha, Fermentino 5Ha, and Chardonnay 2Ha. T he grape production for 2015 was 7.800 quintals, and 2016 approximately 7.500 quintals. Maremma is a vast area of Tuscany and is a perfect microcosm stretching between the provinces of Livorno and Grosseto. Dante in the Divine Comedy identified the boundaries between "Cecina and Corneto" (Tarquinia). The unique characteristics of Maremma is the variety of its territory: crystalline sea, long beaches or impervious rocks, mountains covered by thick woodland, lake s, flat planes, green cultivated hills and natural thermal areas. A timeless region steeped in history with roots in ancient civilizations. Maremma has a plentiful array of regional culinary delicacies to enjoy with a good glass of its wine.
