The structure of the house has been built using double skinned hollow infilled concrete blocks with an insulation space in between. A number of external walls have an additional skin of Maltese rubble stone that was handpicked from a hard stone quarry located in the south of Malta. Prior to building the rubble walls, waterproofing membrane was applied to the hollow concrete blocks to ensure that no water ingress will ever occur.
The rubble walls were built by a highly skilled team of individuals brought purposely for the project to Malta from Puglia. The laying and building of these rubble walls is a highly skilled work of art that only specialized people can do. Some of the walls are 8m high.
All internal doors are floor to ceiling without a concrete beam and plinth at the top. This gives each floor of the villa a much grander space feeling. All internal doors have concealed hinges and are installed flush with the walls without any door jambs.
Roofing and insulation system
The roof of the villa has been treated with a specialized Austrian made system from Bauder:
• Firstly all roofs are treated with bitumen primer throughout
• A BauderFlex vapour barrier is then installed
• A base layer of carpet membrane was applied
• A specialized Bauder PIR Tapered insulation board system installed and welded together to ensure that the building is perfectly insulated from heat and cold.
• A BauderTherm waterproofing sheet is applied on top
• A final layer of textured Bauder KARAT carpet membrane is then applied on top of the insulation to ensure that a 100% water tight system is in place.

These structurally bonded glass/aluminium sliding units are kept balanced and centred over a patented rail system, comprised out of a double bearing removable profile, placed inside of the external casement.
These extremely robust, 1mtr long bearing profiles support loads of up to 1800 kg/ml and are very easily maintained or replaced, making panoramah!® a highly dependable, durable and performing product.
Panoramah!®’s profiles can support an unlimited number of panes made out of up to 60mm, double glazed units, which can even be motorised. Matching even the most demanding international technical requirements, the window frame is built by means of a structural link between anodised aluminium and reinforced polyamides, avoiding thermal bridging in all components. Verified and regularly tested in accredited laboratories, panoramah!®’s triple glazed units allow for truly exceptional thermal (up to 0.8 W/m².K) and acoustic (up to 44 dB) performance.

HVAC & Other plant and Equipment
All HVAC and water tanks are installed in a specifically architectured concrete pit on the roof so as to conceal all the equipment from any line of vision. None of the external equipment installed can be seen.
Under Floor Heating
TECE floor is a complete under floor heating system and consists of heating pipes, installation accessories, manifolds and control technology.
TECE floor heating system is a water based system whereby water is heated through a heat exchanger and is guaranteed to be one of the most energy efficient systems currently available in the market doing away with high energy bills.
Each room is independently temperature controlled through an Attractive RTL box Temperature controller in real glass. The new TECE RTL Box is a visually pleasing floor heating regulator with a real glass cover and an attractive aluminium dial. Thanks to its attractive design and compact dimensions, the box doesn’t need to be hidden and can be installed in a user-friendly way at light switch height.
Conventional return temperature limiters (RTLs) are primarily purpose-designed. When developing the product, the design is often too short. Consequently, the RTLs are often placed at ground level, if possible in a concealed way, which does not exactly facilitate user-friendliness. TECE takes a different approach with the TECE floor RTL Box, which looks really good! The seven-millimetre flat real glass cover is available in a choice of black or white. The thermostat dial made of anodised aluminium lends a high-quality look and feel. At a compact size of 104 x 124 millimetres, the box is up to 60 percent smaller than most competitors’ products centralised system of building management control system, thus doing away with then need for regular adjustment of temperature
AUTOMATED HOME CONTROL SYSTEM
