Geographic position
Sweet Dreams is situated just 1.5 km from Assisi, one of Umbria’s most attractive destinations, which is the birthplace of St. Francis, the Patron Saint of Italy and symbol of peace.
The house, divided into three separate units (one to be completed), is in a hilly location with a view of the valley, surrounded by rolling hills covered in silver olive trees, and is convenient to get to.
The SS75 motorway is just 3 km away, making it possible to reach Perugia in 20 minutes (25 km), Spello (9 km)in less than a quarter of an hour, Spoleto (43 km) and Passignano sul Trasimeno (50 km) in around half an hour , while Rome (167 km) and Florence (170 km), are less than two hours’ drive away.
The nearest airports are Perugia (17 km), just 15 minutes away, and Ancona (124 km), an hour and a half’s drive away.

Description of buildings
Sweet Dreams is a country house, split into three separate living units, surrounded by 7,590 sq.m of private garden.
The building measures 627 sq.m and is divided as follows:

Main unit
Total surface area of 290 sq.m over three floors.
The entrance is on the ground floor, and opens into a large living room with fireplace and access to a spacious porch with French doors that spans two sides of the house and overlooks the pool.
From the living room, through a studio with bathroom next door, there is access to the kitchen/dining room, in which there is a connecting door to one of the other units.
The floor above is used as the sleeping area, with master suite with bedroom, private bathroom and studio/walk-in wardrobe, two further bedrooms and a bathroom.
The utility areas are on the basement floor: a large cellar, a garage area, three store cupboards and a bathroom.

Second unit
Total surface area of 153 sq.m, over two floors, plus two terraces measuring around 17 and 16 sq.m.
On the ground floor there is a large living room with fireplace, the kitchen, a bathroom and another sitting room with large windows overlooking the pool, which serves as a connection between the main residence and the recently built area which requires completion.
On the first floor there is a large bedroom with bathroom and access to two terraces.
As mentioned previously, the main residence and the second one are connected internally, by a door on the first floor of the house, and could be used as a single residence.

Newly built unit
Total surface area of 184 sq.m, over two floors, with living area on the ground floor comprising living room with porch overlooking the pool, kitchen/diner and bathroom and three bedrooms and two bathrooms on the first floor.
This unit is currently unfinished and requires completion, including the selection of finishings and decoration of the interior.

State and finishing
Although the house was not built all at once, it still feels balanced and coordinated.
The main living area features a plastered exterior with modern finishings inside, while the second unit is more traditional, with exposed stonework on the outside, while the inside features tiled floors, wood-beamed and tiled ceilings and some exposed stonework to the walls.
The newly built unit also has the architectural structure of a traditional Umbrian farmhouse, with stone exterior, tiled roof and a pretty porch, while the inside has been left undecorated, to allow for personalization.

External areas
Sweet Dreams is surrounded by 7,590 sq.m of lush private garden, with walkways through trees and flowering hedges, which connects the house to the pretty lake with a little wooden bridge, crossing the English lawn between the house and the pool and leading to the little olive grove.
