The Casale nell’antico borgo is located in a central position between Spoleto and Trevi (11 km from both) and is in a small town surrounded by the Umbrian countryside. The property consists of a main house, divided into three independent units and one smaller house, over a total surface area of 636 sqm as well as 16 sqm of porch, with courtyard and land area of approximately 2300 sqm.
We are in the very heart of Umbria. The reference point for shopping and daily needs is Spoleto, one of the most beautiful cities of art in the region and an ideal starting point for visiting important historic towns such as Assisi (41 km), Perugia (57 km) and Todi (55 km) or even Rome, which can be reached in about an hour and a half.
The nearest airport is that of Perugia S. Egidio (48 km) and the international airports of Rome Ciampino and Rome Fiumicino can be reached in less than two hours (respectively 153 km and 171 km).

Description of the buildings
The two buildings, both built in exposed stone, are a few metres from each other and they share a courtyard.
The main house is divided into three separate apartments:
* Apartment no. 1 is on the ground floor and first floor. It has a lounge with fireplace and kitchen area, a study, a bathroom and a storeroom on the ground floor and an ensuite bedroom on the first floor.
* Apartment no. 2 is an open plan space on the ground floor, divided into living room with fireplace, reading area, kitchen area and dining area. There are two bedrooms and two bathrooms on the mezzanine floor.
* Apartment no. 3 is on the floor below street level and has a kitchen, two bedrooms and a bathroom.
There is also a large cellar and a shed on the floor below street level, both accessible from outside.
The second house has a living room, kitchen and porch on the ground floor and two bedrooms and a bathroom on the first floor.

Condition and finishes
The property is in good general condition.
The typical features of rural Umbrian houses have been maintained in the restructuring of the house, which has a stone and brick structure.
Inside, several rooms have wood and terracotta ceilings, particularly in the open plan space, in which the long beams are supported by impressive stone columns.

Outdoor spaces
Access to the property is through the main entrance door, which is made of wood and is in the perimeter wall.
Behind this is the courtyard, with stone pebbles and a central well, with the high perimeter wall on one side, delimiting the entire property. On the other sides are the buildings and two arches that divide the courtyard from the rest of the land, which is kept as a garden, with olives, fruit trees and a vegetable garden.
In this area, the perimeter wall on the downhill side is lower, allowing for a view of the famous Spoleto Valley (valle spoletina) on the horizon.
