We were so fortunate to have Fleming help us on the sale of our condominium in Irvine California. It was quite a process and could not have been able to get it done without her professional assistance.

The real estate selling process is very complicated and you need Fleming on your side. We were amazed at all the action items that go into selling. My wife and I asked Fleming about 1031 exchanging two underperforming single-family-dwelling rentals for a property that would not be a money pit. We flew from our home in California to Park City where Fleming spent two days showing us properties. She found a condo at the Sundial in Canyons Village that satisfied the 1031 exchange requirements, but there was a problem. One of our properties was empty, but it would be four months before the other one would be sold. The Sundial unit was ideal, but the timing would not work for a delayed 1031 exchange. To solve the problem, she structured a delayed 1031 exchange and a reverse 1031 exchange as a single transaction. There were so many steps to it that I had to create a PowerPoint deck to wrap my head around it. It was 16 slides!

Fleming has an abundance of contacts in Park City and Pasadena. She found a lender for the condo purchase that got us an interest rate that you would expect for an owner-occupied home, a great property manager, another lender for a cash-out refi on our home, and a CPA for us.

Between the three properties and the exchange, I had a lot to do. Fleming was always there for me when I began to get overwhelmed. Throughout the process, she stayed engaged with all the players to get the deal through. There were some long phone calls to keep everything and everyone in line. Now that we have the new condo, she is staying in touch to see how it is going.

Exceptional in Every Way. Fleming Trainor helped us find our forever home! She also helped us sell our old home.
