DENVER – Peter Blank and Carmelo Paglialunga with Kentwood City Properties recorded a total of 12 real estate transactions in Denver’s historic Hilltop neighborhood in 2013, which topped all team sales in Hilltop last year. Likewise, Kentwood Real Estate recorded more than 50 sales in Hilltop in 2013, which was the most by any area brokerage for a neighborhood that has become one of Denver’s finest urban communities and a hot spot for renovation and new construction.
“Hilltop is finding new and exciting energy,” said Blank. “There is a new breed of homeowners and buyers in Hilltop that are transforming this very diverse area. Smaller homes are being remodeled to accommodate contemporary open floorplans. Buyers who are building new homes in place of homes that have been razed are using smaller footprints that respect the site and the neighborhood. Architects, builders and homeowners alike have realized that you can have exciting architecture and modern, functional homes in a smaller space.”
Hilltop is located just east of Cherry Creek North. Established from the 1930’s through the 1960’s, the neighborhood showcases stately architecture from Tudors to mid-century modern ranches. Over the years, Hilltop has gone through transformations that have included tearing down older homes in favor of larger “McMansions.” Today, however, the ongoing transformation is much more purposeful and in tune with the neighborhood’s history and aesthetics.
Several custom homes and renovations are currently underway in Hilltop, with Blank and Paglialunga representing several builders and buyers. Both leading brokers are residents of Hilltop, with Paglialunga residing in a classic French chateau and Blank currently building a new single-level home inspired by the iconic Mid-Century Modern Ranch designs, so their knowledge of the neighborhood is unique.

“Hilltop will continue to evolve,” said Blank. “There is a balance between grand stately homes and new builds that will be on a smaller scale. Buyers and sellers alike have discovered their voice and resources for improving the incredible Hilltop lifestyle.”
Blank and Paglialunga were among Kentwood Real Estate’s top producers for 2013 and ranked among the upper echelon of all brokers nationally.
