The hot ticket? According to Heinzen, “Smaller vineyards are increasingly desirable. Motivated buyers from urban areas want the Central Coast lifestyle."

Here on California's Central Coast, the price per vineyard acre typically ranges from $20,000-$100,000 based on location and vineyard age. "Paso Robles is a comparative bargain next to Sonoma and Napa Valley prices of $300,000-$500,000+ per acre—especially because the quality of the vineyards is on par." Heinzen shares.

"Beyond lifestyle vineyards, there continues to be a strong demand for commercial vineyards as well. Since mid-2020, it's been a rare seller's market for vineyard properties, especially in prime locations like Paso Robles Adelaida District and Monterey’s Santa Lucia Highlands AVA.” Heinzen notes.

An ideal Westside location in the Willow Creek AVA, the 9.5+ acre vineyard was planted in 2002 by the acclaimed Barrett Family of Chateau Montelena, the Napa Valley winery famous for winning the historic Judgment of Paris wine competition, launching California wine to the international stage.

Looking ahead, Heinzen shares that vineyard sellers can expect more of a normal market, while we recommend buyers be prepared for slightly higher interest rates and continued competition for well-priced vineyards in desirable locations.
