Neither the COVID-19 pandemic or conventional wisdom have dampened the market for desirable Central Coast agricultural properties. Heinzen’s current premier Paso Robles listings include Kenneth Volk Vineyards winery facility and 150-acre vineyard on Truesdale Road—plus a confidential vineyard opportunity with over 1,000 vineyard acres available for $25 million.

“The weak grape market and calls for pulling out vineyards do not appear to have seriously dampened the market for vineyard properties. Jenny Heinzen, who runs a vineyard and winery real estate firm based in Paso Robles said she sold seven properties in the range of $3 million to $4 million in 2019. That price range is what she called her ‘sweet spot,’ in that it has been attracting a range of buyers.

She said her buyers have been split about 50-50 between those already based in the Central Coast and from other areas. Despite the challenges of the 2018 and 2019 harvests, she said, many lifestyle buyers can still obtain a sizable vineyard with solid contracts that can produce upwards of $200,000 a year in revenue. ‘Here you can be a vineyard owner and still make some decent money,’ she said. Larger properties, which typically have drawn the interest of institutional investors, are still a challenge to sell, especially without existing grape contracts.”
