Time of Rome - The Luxury Real Estate Age
November 18, 2014
Interview to Mr. Tancredi Filippo Trifirò.
Even if luxury is holding, it is clear that something has changed compared to pre-crisis times: "The dream home is still very much in demand but must have a fair price because no one wants to throw away money- explains Filippo Tancredi Trifirò, Managing Director the TFT Building Management- when there is a quality product there is always the question, but with appropriate parameters to the market, compared to 5 years ago is going to close in about 20% less, we went back to real values "
"Who has the money gives them free time here - explains Trifirò - but mainly as a residence, a second home for investment is a bit 'down, trying to put in place their children or to look for a larger home, there are also cases of those who reduces the surface area and the difference in value is other investment "
As for the location, there are many new features. Most requests are always those of the historic center, Piazza Navona and Giulia in particular, interest in fashion as those, for exeple of the Spanish' square, Via Condotti and the mountains of Parioli. "The most sought after and that of a floor area between 200 and 400 square meters, in addition to traditional areas, there is also demand for some parts of the Aventine and the Tiber. The growing demand for the center clashes with the traditional shortage of supply so that it is not easy to please everyone.
