This villa was built in 2007 in one of the most beautiful places on Lake Balaton, on the "Tihany villa row" on the Visszhang hill, along the promenade leading to the Abbey. Every window faces the Lake Balaton, exiting from any room onto a terrace offers the visitor a breathtaking 270-degree panorama over the Tihany boat station.
It was designed by a Ybl and Prima Primissima awarded, Makovecz student architect, regular member of the Hungarian Academy of Arts, who, as an emblematic representative of "organic architecture", dreamed of a building that fits harmoniously into the Tihany environment and nature.
The forest behind the house, the silence of the promenade and the pleasant distance from neighboring buildings all contribute to the comfort of the residents.
The mass structure of the building, the external and internal space layout, its huge circular terraces, the "Tihany stone" cladding of its façade spiers and domes, as well as the choice and execution of the materials for the surface formations, are an interesting combination of the most contemporary and traditional materials.
The individually designed and executed exterior and interior shuttering structures are also made of noble materials (pine, solid cherry wood). The air heat pump cooling-heating system combined with underfloor heating ensures a pleasant indoor atmosphere in winter and summer with the house's 60 cm wall thickness (30 cm brick + 30 cm stone paving). Thanks to the mentioned covering, the house can be operated very economically, the monthly electricity bill is approx. HUF 25,000.
The telecommunication, alarm and electrical systems inside the building, as well as outside, represent the most up-to-date technology. There is an automatic watering system in each garden area and on the terraces. Both kitchens are equipped with Bauknecht and Miele appliances.
Large, intimate roof gardens have been created on the different levels of the building, additional comfort is provided by a contemporary sauna shower, a stylish wine bar with a grape arbor connected to it, and a large garage with direct access from the walkway (as well as from inside the house). If required, it is also possible to install a passenger elevator connecting all three levels, and the building will be converted for people with reduced mobility.
The net floor area of the building is 300.35 m2, with a terrace area of 165.95 m2. The size of the plot is 656 m2. There are four parking spaces for guests in front of the house. In the largest part of the garden, a plan for an 8x4-meter counter-current indoor swimming pool has also been completed, but its eventual realization may fall to the next owners.
The house was designed to be "multi-generational", each level can also be used as an autonomous apartment.
On the ground floor there are 3 rooms, a kitchen, a bathroom, a wine bar, a sauna with a shower, a garage, a utility room, a terrace connected to the garden and a front staircase.
The middle floor has a 40 m2 living room, bedroom, bathroom, kitchen, pantry, guest toilet, terrace and roof terrace.
On the upper level, there is a 40 m2 dome room with a circular view, with a vestibule and two roof terraces opening into it. Here, the prefabricated building engineering construction method provides a way to create a bathroom and a living room + bedroom as needed.
