Description of buildings
Il Molino della Torre is truly the quaint farmhouse one would expect to find in Tuscany.
The house, embraced by a row of typical cypress trees and the bright green of the surrounding hills, has an exterior of exposed stone, with two traditional loggias (one on the ground floor and the other on the first floor) overlooking the garden and a characteristic turret, which gives it an even more traditional appearance.
The property consists of three buildings:
431m2 net saleable area over three levels, as well as two loggias of 18 and 19m2. Can be divided into two residential units
From the charming loggia on the ground floor, where we also find an ancient cattle trough, you enter a characteristic living room with a fireplace which is connected to the dining area, the kitchen and another living room with first floor access.
Next to the loggia, in addition to a wood-burning oven, the staircase leads to the upper floor, which also makes it independent from the ground floor.
Also on the ground floor, another kitchen has its own entrance from the garden. This kitchen also has first floor access.
First and second floor
On the first floor, a large living room with fireplace gives access to the upper loggia, which overlooks the garden and the former barn to be restored.
The rest of the floor is dedicated to the sleeping quarters and houses three bedrooms each with an en-suite bathroom, a smaller bedroom, a bathroom serving the living area and finally a further bedroom with en-suite bathroom, from which, via a wooden staircase, offers access to the last bedroom and bathroom which are located in the tower.
96m2 net saleable area on one level, plus a 33m2 loggia
It is located between the main house and the swimming pool and houses several rooms used as a warehouse.
Former barn (to be restored)
145m2 net saleable area on two levels, plus a porch of 75m2
This building is spread over a basement floor, where we find a large room, and the ground floor is divided into three rooms with a porch of about 75m2 on the left side of the entrance.
The measurements provided indicate the liveable surface area.
The liveable surface area is the same as the walkable surface area (which includes internal walls) plus 10% to take into account supporting walls.
The surface area occupied by stairs may only be calculated once.
State and finishing
The original layout of the farmhouse dates back to the 12th century. Over the years it has been remodeled and renovated several times. It is now in excellent condition and perfectly embodies the characteristic flavour of Tuscan farmhouses: from the exposed stone exteriors, to the interior finishes with antique terracotta floors, vaulted ceilings or ceilings with beams and tiles and arches and small arches set in the walls, which both decorate and embellish the atmosphere.
Il Molino della Torre is surrounded by 2,500m2 of private land (including the grounds of the buildings), bordered by a hedge formed from traditional cypress trees, leaving open the view of the surrounding countryside.
The land around the buildings is intended as a garden, with various areas to enjoy for outdoor dining or simply for relaxation.
Use and potential uses
Il Molino della Torre is a traditional Tuscan farmhouse, ideal for those looking for a house in which to spend long holiday periods, in one of the most sought-after and admired areas of Tuscany.
The presence of a small plot of land makes its management less demanding, both from a practical and an economic point of view.
