Description

Located in a spaciously laid out residential area, a beautiful detached and thatched house on a sizeable plot of 1,425 m².

What a nice house this is! Architect-designed and built in 2002, classic and contemporary at the same time. Hondsdraf is a pleasant and quiet street with large plots and characteristic houses. It is a cul-de-sac for cars and therefore ideal for families. This house is a true family home; with a living area of 285 m² and a total volume of no less than 1,100 m³, it offers plenty of space for children (and grandchildren). The plot is also considerable, about 1,425 m². The varied and mature garden is a place to enjoy, sheltered and with lots of privacy, several terraces and seating areas.

Ground floor
Covered entrance, spacious hall with tiled floor and direct access to the staircase, living room, kitchen, toilet, utility room, two bedrooms and the garage.
The spacious living room has a tiled floor, fireplace, patio doors and a semi-open connection to the kitchen. It also offers access to a bedroom which could be used as a study.
The cosy kitchen, also accessible through the hall, has a spacious closet and L-shaped layout with high quality appliances: a Boretti stove with two electric ovens, extractor hood, refrigerator, dishwasher and a close-in boiler.
The utility room, with space for a washing machine, dryer and refrigerator, has a kitchenette with a sink and a shared exterior door.

The spacious second bedroom, accessible through the hall, provides access to the terrace and is equipped with an electric shutter, laminate flooring, walk-in closet and private bathroom with a bath, two wash basins, walk-in shower and toilet.
The hall also gives access to the large indoor heated garage, equipped with a remotely operated, insulated sectional door, a sink and a shared outside door. Another big plus: a large part of the ground floor is equipped with floor heating.

First floor
Landing, closet, separate toilet, three bedrooms and the second bathroom with a bath, shower, two wash basins, and a skylight. The bedrooms all have a generous size. The first bedroom is at the front of the house and has a dormer window. The second bedroom, located at the rear, is bright and atmospheric because of its dormers. The third bedroom annex work/play attic is really quite large with a floor space of about 53 m2. This room has a skylight, two dormer windows, and lots of storage space. It also houses the boiler of the heating system. The floor is fully carpeted.
The attic can be reached with a loft ladder. The space is walkable and offers plenty of storage space.

Garden
The garden is south-facing, playfully landscaped with mature trees, hedges, several terraces, borders and a thatched wooden barn, and is a nice place to enjoy the last rays of sunshine. At the front is a driveway with two gates and ample parking space.
