LOCATION
Ven-Zelderheide is located in the north of Limburg, in a quiet and rural location between the river Maas and the Rijkswald of the German Kleve. Ven-zelderheide has less than a thousand inhabitants, but does have a primary school, a small supermarket with a bakery, butcher shop and the like. With a 7-minute drive you are in Gennep, where a large selection of shops and facilities can be found. HOUSE
Traditionally built with foundations on steel. Masonry walls made of insulated cavity. The basement, ground floor and first floor are made of concrete and the second floor (of the attic annex loft) is made of wood. The insulated saddle roof with wolf ends is supported by steel trusses, wooden purlins and is covered with stylish natural reed and reed frosts on the ridge and at the dormer windows. The reed was still fully maintained and impregnated in 2018 by a recognized reed thatcher. The roof has dormer windows on both the front and rear (either on the landing and in the bathroom). The solid oak beams are visible in all overhangs of the roof, giving the house a very robust and rural character.

The windows, doors and frames are made of hardwood (Meranti) and all fully equipped with double insulating glazing and a tilt and turn system. The entire ground floor has one and the same chic tiled floor, which has been continuously placed barrier-free through all the spaces. The floor is finished with elegant high white wooden skirting boards. The entire floor is also equipped with underfloor heating (as main heating), so no radiators are necessary. In the living room there is an attractive all-purpose burner. The walls are finished with stucco and the ceilings are finished with sanding.

Layout:
The front door of the house is covered indoors. You then enter the house into the hall, where a handmade oak staircase leads to the basement and the first floor. OUTBUILDING
The outbuilding (used as storage space and garage) was completely built in the same style as the house in 1995/1996 and definitely complement each other in appearance. Also built with foundations on steel. The walls, painted white, have been built with stone wooden façades.
The saddle roof with wolf ends is supported by a wooden roof construction and is also covered with reed. The windows, doors and frames are made of wood, with single glazing, and equipped with authentic shutters with traditional color schemes. The floors are made of cast concrete. The whole is equipped with a wooden floor. Outbuilding with small adjustments to be converted into a stable again. It can hold 4 boxes so that the total number of boxes is 23.

The 25 kW biomass pellet central heating combi boiler is installed in the shed (from the Elektromet brand). The boiler provides the heating and hot water in the home. All forms of wood can be burned in the boiler; therefore not only pellet grains.

EQUESTRIAN FACILITIES
Built around 1999 with foundations on steel. Walls made of masonry and top facades with translucent panels. The gable roof is covered with corrugated sheets and partly translucent sheets. The indoor arena is located centrally (21.5 by 39 meters) with horse boxes on either side. On the street side, this concerns 9 horse boxes with a size of 360 by 360 plus 1 washing area with solarium and a guest toilet. The other side has 10 horse boxes with dimensions of 375 x 375 with spout paddocks to the outside. At the front is a guesthouse situated. The soil of the riding hall is a special dressage soil with polyflakes.

GUEST HOUSE
The guesthouse is arranged as follows: living room with open kitchen, bar, large fireplace and sitting area. Bedroom with toilet and massage steam shower. The guesthouse is heated by a pellet stove in the living room and hot water by gas-fired boiler (AWB thermo master) and a valliant.

PADDOCKS AND PASTURES
The paddocks (sand) and meadows are fenced with plastic fencing. All meadows and paddocks have a drinking water supply. The ground on the street side (parcel number 1671) will still be provided with equivalent fencing.

Behind the riding hall is the 4 horse professional training mill, which was built in 2017. The soil of the step mill is the same as that of the riding hall (dressage soil with polyflakes).
