Fosdinovo, Italy

Description

The farmhouse is located on the border of Tuscany and Liguria on the Sarzanesi rolling hills between the Gulf of Poets (Lerici and Cinque Terre) and the great beaches of Versilia. The building is made entirely of stone and has ancient origins probably having once been a small fortress with a guardhouse of the Castracani Castle where one can enjoy the beautiful view.

It is surrounded by over three hectares of land including a vineyard from which an excellent Vermentino wine is made. There are a good number of olive trees which produce precious oil, many fruit trees and various green areas which are perfectly cared for by the present owner. Access to the property is suitable for vehicles and various parking spaces are available.

The house is distributed on two levels and is composed of the kitchen, the dining room, the living room with fireplace, a bedroom and a bathroom on the ground floor; upstairs are three more bedrooms, two bathrooms and the terrace. To complete the building is the cellar with wine-making equipment.

The ground floor is surrounded by the courtyard garden where there are spacious verandas and a wonderful rose garden (over 50 different types of ancient roses). There is the possibility of acquiring all the equipment for maintaining the land and for making wine; furthermore, it's possible to arrange for the qualified personnel who work on the land to continue to do so after the sale.

The exposure is sunny and panoramic. There is the possibility of installing a swimming pool. Excellent privacy.

The property is a few kilometers from the sea and a half hour drive from the port of La Spezia, the starting point for a wonderful boat trip to enjoy the spectacular scenery of the Cinque Terre. In the immediate vicinity are some of the most fascinating Ligurian corners of the entire region: The town of Sarzana with its walls which in August hosts one of the most important antiques fair in Italy. Versilia with Forte dei Marmi and Pietrasanta can be reached in an hour by car. Lunigiana, the so-called valley of the 100 castles. Lerici with its castle and the famous Gulf of Poets who enchanted the English poets like Byron and Shelley are all at hand.
