Description

Baarle is an enclave village located in Belgium and in the Netherlands. These two countries are intertwined. There are houses that are partly in Belgium and partly in the Netherlands. The Belgian Baarle-Hertog and the Dutch Baarle-Nassau have plenty of facilities with several supermarkets, bakeries, clothing stores, cafés and restaurants. There are several sports clubs, two primary schools and a secondary school. Brabant cities such as Breda, Tilburg and 's-Hertogenbosch, and the Belgian cities of Turnhout and Antwerp, are easily accessible. There are reliable bus connections to the cities of Tilburg, Breda and Turnhout.

A peaceful and spacious place to live, with good facilities and the cities close by. In short, it is great to live in Baarle-Nassau!

Layout
Ground floor:
The front door entrance leads to the hallway, which gives access to the living floor. From here, you can access the living area, dining area with open kitchen, toilet and the stairs to the first floor.

The living area has an atmospheric gas fireplace and two large windows with views to the garden. The dining area has access to the garden through two large sliding doors. The open kitchen is arranged in a U-shape and equipped with various appliances such as a dishwasher, an oven, a microwave with oven function, an extractor hood and a 5-burner gas hob.

Access to the commercial rooms and the studio through a doorway.

Commercial space: The commercial rooms are accessible through a private entrance on the outside. There are currently three commercial rooms and a separate toilet room. From two of the commercial rooms there is access to the studio at the rear of the house.

If required, the commercial rooms can be adapted to a separate living/sleeping accommodation. This makes the house suitable for double occupancy or informal care.

The studio gets its light from the garden which can be accessed through French doors. The garage can also be accessed from the studio.

In addition to the currently available gym, there is also a spacious hobby room, a sauna with double shower, a wine cellar and a large laundry room. There is also plenty of larder/storage space available and a boiler room with space for the central heating combi boiler.

Garden: The sunny landscaped back garden faces south.
