Geographic position
Settled on a hill around 13 km from Perugia and 7 km from Magione, Villa Serendipity is in a convenient, easily accessible location that is secluded and extremely private at the same time.
In fact, the main entrance to the property leads to a spacious car park, surrounded by lush plants, while the main villa, the tower and the large garden are higher up and are accessed via an impressive and unusual underground tunnel.
While the property is in Umbria, the border with Tuscany is around 20 km away, allowing you to get to some of the most famous and interesting historic centres of both regions in less than an hour: Assisi (37 km), Spello (42 km), Cortona (44 km) and Montepulciano (51 km) are around three quarters of an hour away while in around an hour’s drive you can be in Chianciano Terme (58 km), Arezzo (81 km) or Spoleto (75 km).
Lake Trasimeno is just 8 km away, with Passignano sul Trasimeno (15 km), the main village which overlooks the north bank, just 15 minutes’ drive away and Castiglione del Lago (33 km), on the west bank, around 25 minutes.
The nearest airport is Perugia, less than half an hour’s drive (25 km), but in around two hours you can also get to Florence airport, (150 km), and to Rome Ciampino (197 km) and Rome Fiumicino (214 km) airports.

Description of buildings
The property comprises the large main villa and an ancient Renaissance tower, surrounded by a luxurious garden measuring over 1.2 hectares, designed by the famous landscape architect Pietro Porcinai, with winter garden, pool, small lake and tennis court.

Main villa - approx. 808 sq.m in total
The large, main villa has four floors which follow the hilly incline of the land.
On the ground floor you will find the living areas: the sitting room with large fireplace and the dining room, the kitchen with island, another more private dining room, the study, a veranda - which overlooks the lawn and the tower - and a guest bathroom.
On the opposite side there is another large, wooden veranda, furnished with sofas and tables for outdoor dining and a bar area, which serves as an extension of the garden in the summer, while in the colder weather, the large sliding glass doors can be closed making it into a spectacular winter garden full of tropical plants which includes part of the swimming pool.
From here, you can get down to two separate areas which have been created on the floor below:
- The first area, accessed via a spiral staircase, houses a large fitness/hobby room, the wellness area with sauna, hydromassage tub, changing rooms and bathroom and a picturesque wine cellar used for tastings, which can also be accessed from the study on floor above via a winding staircase;
- The second area has changing rooms and bathrooms for the swimming pool and tennis court.
The other two floors of the villa are the sleeping quarters, featuring master bedroom with en-suite bathroom and walk-in wardrobe, two further bedrooms with internal bathroom on the first floor, and two loft bedrooms, one with terrace, a bathroom and two large attic spaces built in the lower part of the second floor.
Alongside the tunnel leading to the villa from the parking area there is the garage, several utility areas (used for storage), and the caretaker’s apartment comprising kitchen, living room, two bedrooms and a bathroom.

The Watchtower - approx. 108 sq.m in total
Looming over the edge of the garden, there is the the ancient lookout tower.
Used as accommodation, it comprises kitchen/living room on the ground floor, one bedroom with bathroom on the first floor and another bedroom with bathroom on the second floor.
The tower benefits from its own outdoor space and a separate entrance, so it is completely unattached and private from the main villa.
In addition to the accommodation, the property includes an annex measuring around 164 sq.m in total, with various storage spaces.

State and finishing
The villa, whose original structure dates from the 18th century, has been completely refurbished and is in excellent condition.
Its exposed stonework exterior is adorned with climbing rose and jasmine.
Inside there are tiled floors in the living areas and parquet flooring in the sleeping areas, and ceilings with antique wooden beams.
The watchtower, dating from the Renaissance, is covered in Virginia creeper, making it blend in with the rich vegetation of the grounds.
This building has also been restored and is in great condition, with traditional interiors featuring tiled floors and wooden ceilings.
All the bedrooms (in both the villa and the tower) have air conditioning.

External areas
One of Villa Serendipity’s best features is undoubtedly the large grounds that surround the property.
Designed and built by the famous landscaper Pietro Porcinai, the grounds completely embody the architect’s design philosophy with unique detail, such as the path to the house and the grounds which takes you along a walkway from the entrance and car park that provides a genuinely surprising view of the garden and the surrounding scenery.
Another feature is that the outdoor spaces are split into separate areas with different themes, which each have their own charm or function: on one side of the garden there is a large lawn bordered with shrubs and plants typical of the mediterranean scrub, with fruit and olive trees, while on the other side, Porcinai created a lush winter garden which can be closed thanks to its large, sliding glass doors and which houses a wide variety of tropical plants and a swimming pool, half of which is inside.
A wooden boardwalk leads from the winter garden to a small lake rich in cultivated water plants including many varieties of water lily, papyrus and iris and then to a private area with heated Jacuzzi.
On the right side of the villa, next to the kitchen, there is a panoramic area overlooking the picturesque village of Corciano, the tennis court and the olive grove which can be accessed by a third entrance.

Use and potential uses
Villa Serendipity is the perfect stately home, in a convenient and secluded location that is central in relation to a lot of Umbria and Tuscany’s important historic towns.
The villa would also make an excellent second home for spending long, relaxing holidays, which could be put on the international holiday rental market when not in use, thanks to its proximity to Perugia airport.
