The Aroma estate is located on the 45th parallel in the interior of Istria, only 12 km from Rovinj and a few minutes drive from the picturesque town, known for its Istrian taverns and delicacies.
The property consists of 10 hectares of land owned and still more land in the concession, the property itself offers a beautiful view of the entire western coast of Istria, from Rovinj to Pula and Brijuni islands and to Učka on the east.
The economy possesses excellent infrastructure; access roads, a 78 kW power supply with a possibility of overheads, a county plumbing, a 2.400-liter gas tank, a solar collector for hot water, rainwater, collected on stone roofs which drains into a 350 m3 tank. Above the reservoir, there is a fountain of 150 m2, depth 50 cm. The entire hill is protected from soil erosion with stone drywalls in length of about 4,500 m while fertile fields are created by conveying 36,000 m3 of soil.
The farm is cultivated with plantations of gardens, vineyards (2,400 tbsp), olive groves (with 100 autochthonous olives aged 11 years), orchards, figs, plantations of medicinal herbs and aromatic plants (lavender, smilies, rosemary ….) with authentic eockery of 200m2 decorated with Mediterranean aromatic herbs and 15 species of irisis (Iris-Croatica). The special rarity of the estate is a marvelous fig tree of more than 130 years old, growing from a karas pit of 8 m deep and a cave located on the northern side of an approx. 100 m2 area.
Near the top of the hill is a plateau – 5.000 m2 plateau planted with a young xeranthemum (in the future it is possible heliodrome). From the main entrance to the stone square with an amphitheater in three cascades, the total area of 1,000 m2 leads 250 m long road crowned with 7 m high pyramidal cypresses. The amphitheater is engraved in the natural stone of the rocky hill and is enclosed in the form of hexagonal horseshoes in three buildings – an area of 1,000 m2. All infrastructure installations are located in so-called energy ring around the building, while the electric, mechanical heating, cooling and IT networks are underneath the roofs. All this led to the energy class “A” and getting the prestigious award for architecture (2014th) Kovacic and the nomination for the World Award Mies van der Rohe.
