Initially, there were some who suspected the lot was unbuildable. So, the seller arranged for a licensed Surveyor to perform a slope analysis study of the building envelope. That study revealed that the bulk of the building envelop is below the 30% maximum slope allowed for residential construction. The next question was “what size house can I fit inside the envelope and how steep would my driveway have to be?” So, the seller hired a great Architect to design a conceptual home – to illustrate what the pad can readily accommodate. The home depicted in the renderings is 7,330’. It could easily be bigger or smaller. The next question was “well, how much is it going to cost to dig my foundations?” To answer that he seller hired a Geotech Engineer to perform soils tests, so the Structural Engineer could compute the size all the elements in the foundation’s retaining walls. We then had New Star General Contractors perform a takeoff bid on the entire structure, including fairly aggressive fixtures and interior finish specs. The entire Foundation system was bid out just below $300,000. The home with the oversized garage came in @ $256.92 per Sq. Foot. We did all this to enable interested parties to render an informed decision that the lot is quite buildable. We were pleasantly surprised to learn that the driveways were much flatter than any of the roads you drive to reach the home.
