Description

Turner Lake Ranch is approximately 369 acres located in Rusk county Texas. The property has a 17- acre private bass fishing lake, with a beautiful lake front home built in 2009. In addition, there is a ranch managers house, a guest house, and an entertainment house. This beautiful East Texas ranch is close to Tyler, Longview, Kilgore, Jacksonville and Nacogdoches. The ranch has excellent hay production in the pastures, and great hunting throughout the property. An abundance of wildlife, including whitetail deer, wild hogs, ducks, and additional small game frequent the property. Turner Lake Ranch is a well-balanced combination residential, ranching, and or family recreational property. The fantastic views, multiple improvements, and a large private lake make this property one of a kind.

LOCATION:
The ranch is about 5 miles southwest of the town of Henderson, Texas with easy access to HWY 79. Henderson was selected “Best Rural Community” in 2015 by Official Best Of. Its proximity to Tyler, Longview, Kilgore, Jacksonville and Nacogdoches provide additional shopping and dining opportunities. The property is 139 miles east of Dallas which makes this a perfect family weekend getaway property.

IMPROVEMENTS:
There is a 3000 SF main house with 3 bedrooms and 3 ½ baths that was built in 2009 with stunning views of the lake. In addition, there is a ranch managers house with 4 bedrooms and 2 baths, a guest house on the lake with 2 bedrooms with a Jack and Jill bath, and an entertainment house with a large room, 2 bathrooms, bar, and a deck overlooking the lake. Additional improvements include two covered boat houses, a fishing pier, a walk out deck on the lake, large insulated shop, large barn, and fish cleaning facilities.

AGRICULTURE:
Turner Lake’s 369 acres has some of the most fertile soil in the state of Texas, and is superb for growing excellent grass for grazing, or hay production. The soil is prime for the building of food plots for hunting, and has excellent drainage.

WATER:
Turner Lake is a 17- acre spring fed bass fishing lake that is stocked with bass, catfish and other small game fish. It is not a surprise when fish are caught in the 10Lb range from its waters. The area receives an average yearly rainfall of 49-54 inches and sits on an aquafer that produces excellent water wells. Scattered throughout the farm are 2 additional ponds a that provide water for the rich wildlife populations and cattle. There is also a creek on the northwest tract that flows into a beaver pond and slough. Several of the ponds provide great fishing for largemouth bass. There is also the possibility to build additional ponds or lakes on the property.

WILDLIFE:
The farm is rich in wildlife including Whitetail deer, wild hogs, ducks, and other wild game. The pasture grasses provide excellent food sources for the deer while the timber breaks provide safe bedding areas. During the winter ducks migrate into east Texas and use Turner Lake very heavily. Duck hunting is also very good on the beaver pond and slough. Wild hogs also frequent the timber breaks and will feed in the pastures at times. Dove hunting is also very good on the ranch.
