The special architecture of the villa is clearly visible as you drive up. Broad eaves, large windows, horizontal and vertical black lines, and primary colours make the house a statement in the Dutch polder landscape. Straight off you see that this “open” villa is designed for maximum enjoyment of the beautiful surroundings.

You park your car in the double in-door garage in the basement or on the driveway.

Ground floor:
Via a long tiled path you arrive at the imposing entrance. This opens into the light hall which is outfitted with a sliding-door wardrobe. Immediately you see the high ceilings, the beautiful natural light, the perfect finishing, and the Mondriaan inspired symmetrical rhythmic architecture and use of colour. Entering this space is a “wow experience”.

In the hall there is a guest toilet and the stairway to the first floor and to the basement. From here you have access to the living room with the open family kitchen adjacent to it. The floor of the villa is tiled with light grey ceramic tiles. The same tiling flows through to the terrace outside. This strengthens the feeling of the unity between the indoors and outdoors.

The L-shaped living room has a wonderful atmosphere and is generously proportioned (approx. 50m2). The large windows make it wonderfully light and give you a fantastic wide view of the polder landscape and waterway, of your own boats, and of the beautiful reflecting pool in the garden.

The 2.3 meter high windows around the villa are equipped with electrically controlled outer jalousies that can be used to black out the rooms, to provide sunshade, or for optimum privacy. Underfloor heating ensures comfortable warmth. Thanks to the large glass walls and the tiling that continues onto the terraces, the indoors flow seamlessly into the outdoors. Sliding doors lead on to the large waterside terrace. A built-in SONOS audio system runs through the entire house. The living room has an open connection to the family kitchen.

The large open kitchen (approx. 42m2) has a cooking island and a great dining area. This room invites you to linger at the table. All the made-to-measure cupboards are beautiful. Here too there are large windows with sliding doors to a covered terrace.

1st floor:
You come up the stairs to the spacious (approx. 50m2) loft style open area on 1st floor. This area is currently used as a TV room and is equipped with a home cinema system.

On this floor you experience the same character of transparency as on the ground floor. The open space and the glass create a clear connection with downstairs. Here again are the large windows with electrically controlled outer jalousies. The height of the ridge of the roof, with its beams visible, gives the area an amazingly rich and a deliciously spacious feeling. There are balconies on both the front and back sides.

In the open area there is also a fine workspace with a breath-taking view of the polder.

This TV room-cum-workspace could easily be converted to 1 or 2 bedrooms if so desired.

From the TV room you gain access to the master bedroom, the dressing room and the bathroom. From this room there is, via a stairway, access to an open attic – a wonderful spot for children to play or to sleep.

The spacious master bedroom has its own balcony and a bespoke dresser. Large glass sliding doors open directly onto the bathroom and the TV room.

The luxurious, very spacious bathroom has a bathtub, a walk-in shower, 2 washstands with mirror-fronted cupboards, a hanging toilet, a piece of storage furniture, and access to the balcony at the back. It is the perfect wellness space in which to relax completely.

Basement:
The basement is fully a living floor that you access from the other floors via the stairs or with the lift. Via the stairs you enter the central hall of the basement. In practise you’ll often enter the house via the garage. Hence, there is here too excellent closet space for coats in built-in cupboards.

From the hall you get to the 2 bedrooms, the indoor swimming pool with the sauna, and the garage. There are also another bathroom, a laundry room/ dressing room and a workspace.

The 2 identical bedrooms (each 11m2) have views of the swimming pool. There is indirect natural light through the large skylight over the swimming pool reflected by mirrors in the pool area. Both rooms have bespoke built-in cupboards.

The swimming pool room is stunning. The recurring space divisions and the paintings based on those of Mondriaan are real eye-catchers. In your 8m long, 1.5m deep pool you can swim your daily laps or just have fun. The pool has a counter current installation, a Jacuzzi setting, and an electrically controlled cover. The room has a beautiful wooden floor and a climate control system with dehumidifier. The lighting, audio system and the heating are remotely controlled. There is a lot of natural light through the large skylight and the windows on the side.

In the pool room (approx. 83m2) there is also a sauna. Preparations have been made for putting in a steam shower.

From the pool room you go to the 2nd bathroom and the dressing/laundry room.

The 2nd bathroom (approx. 5m2) has a shower, a washstand and a hanging toilet. Natural light comes in nicely though the window. The sanitary fittings are everywhere of the same high quality (Duravit) and in the same style.

In the dressing/laundry room are the washing machine and dryer connections, a counter with sink, many built-in cupboards, the heating and ventilation installations, and the lift.

Next to the dressing/laundry lies the work/storage space (approx10m2)

The indoor double garage has an electrically controlled overhead door. The ramp to the garage is heated. In the garage you find the central vacuum cleaning system which you can use throughout the entire house. From the garage you go directly into the hall or the work space.

The garden is picture perfect! The garden design fits in seamlessly with the surrounding landscape. The different (partly covered) terraces around the villa and the pretty mirror pool next to the house are beautiful. The garden has its own mooring and a jetty for 4 boats on the Leidse Vaart (waterway) with Braassemermeer 300m away.

The separate boathouse (approx. 50m2) has and electric, 3 ton boat lift hanging from the roof, and enough room to keep other equipment. Here too there is an electrically controlled overhead door and the possibility to enter the boat house on the front and back sides.

The beautiful restored Z95 sloop can be acquired. In 2011 this almost 9 m long, seaworthy boat was named the most beautiful sloop in The Netherlands. For 10 years the renovation of this boat was carried out with much dedication and skill. It has a sharp bow with a gilded lion’s head, gorgeous curves, amazing wood carving, a cabin with a toilet, tarpaulin, and modern technology under classic teak. With the 4 cylinder, 120 hp motor renovated in 2015, you can reach a cruising speed of 15 km/hour. The bow thruster was also renovated.
