Description

Geographic position
Villa Duchessa is a classic example of noble Venetian architecture. It was once a hunting lodge belonging to the Doge and it is located in a small municipality in the prosecco wine area of Conegliano.
The property consists of a main villa, two open barns, a porter’s loge, a caretaker’s house, an additional building for use as living quarters, a rustic annexe and an oratory. The property has a total surface area of approximately 3,700 gross sqm and is surrounded by a park of three and a half hectares with a swimming pool.
We are halfway between Belluno (58 km) and Venice (65 km), which can both be reached in about 45 minutes.
The A27 motorway is just 6 km away, allowing you to reach Venice Airport (55 km) in 40 minutes and Verona Airport (169 km) in about an hour and a half.

Description of buildings
The main villa was built in the early 17th century, at the behest of a noble family in the area. It was initially conceived as a hunting lodge and a home, which was then transformed, over the centuries, into a holiday home.
In the 18th century, the two lateral wings and the open barns were added and were used as stables, storehouses and granaries. Later, other additions and demolitions were made, before reaching the present day condition. Within the group of buildings, there is also an Oratory, with a beautiful Byzantine style bell-tower, which was used for the noble family’s religious services. Inside, is the tomb of the only Doge, Francesco Donato, whose remains are kept outside Venice, with a statue attributed to Jacopo Sansovino (1479-1570).

Condition
The main villa is in quite good structural condition, but undoubtedly needs some improvement, especially with regard to systems and some of the floors.
The other buildings are in need of renovation work, in order to bring the property back to its former glory.

Outdoor space
Beyond the entrance gate, there are three and a half hectares of park with tall trees. From here, the majestic façade of the villa appears and can be reached by passing alongside the open barns. To the rear, there is a swimming pool, surrounded by beautiful century-old magnolia trees.

Usage and potential
Villa Duchess is a property with great potential. It is in a convenient location that is, at the same time, private. Its architectural features, its historical origins, the large surface area of the villa and the other buildings and more than 3 hectares of park all make it perfect as a high-level tourist accommodation facility and a great reception property, or as a location for exhibitions, events and fashion shows.
Obviously, there is nothing preventing the property from being used as a private residence or a reception property.
