Description in Detail
Villa Olive is a beautiful villa located in a small town on the Tuscan Coast, near Lucca and Forte dei Marmi. The terrain measures approximately 1 hectare and includes gardens, a small creek, an old mill and two entrances for cars. At the moment, there is no swimming pool, however, a project to build a pool has been presented and approved.

The estate measures approximately 780mq and includes a main villa, a second building and an annex house used for storage purposes.

Main Villa:
The two-story main villa measures approximately 628mq and was originally an olive mill. The villa has been restored maintaining some of its most interesting characteristics such as the stone flooring and the mill grinder. The house was inhabited by an American woman/artist who contributed to the artistic and elegant state of the villa. The villa is currently adjacent to another property, which is actually the extension of the original mill. Nevertheless, the property offers complete privacy.
The villa includes a bright cellar, currently used as a small gallery, but can ideally be turned into a small apartment or a spa.
The ground floor offers a spacious living room, where the mill grinder is on display, a dining room, a kitchen with access to the garden, two double bedrooms with en-suite bathrooms, one of which also enjoys access to the external patio.
The first floor accommodates a living room, the master bedroom with en-suite bathroom, a private wardrobe and access to a lovely terrace.
Second Building:
The second building measures approximately 84mq is currently used as a studio apartment and includes an attic and a covered patio. Some small restoration works would consent to create a second apartment/guesthouse.
Third Building:
The third building is currently used as a storage house and measures approximately 65mq.

Current State and Condition
The property is in excellent condition and ready to be lived in. There’s no swimming pool at the moment, but the project has been presented and approved.

Land Registry Details
The property is in good standing and in compliance with local building and zoning regulations. When a sale is registered to a private individual, it is subject to a mortgage and/or cadastral registry fee, following the laws for that specific case/circumstance of the acquirer.

Utilities and Services
Utilities are all present.

Potential Uses
The property can be immediately experienced as a first or second home and is the perfect location for those who want to buy a villa on the Tuscan Coast.
