Location
The Tenuta nell’Oltrepo Pavese is found on a strip of land in Lombardy, between the regions of Emilia Romagna and Piedmont. From its hillside position, it dominates the valley below and a mountain range can be seen in the background. The historic and artistic heritage of these areas is remarkable and is evident in the evocative mediaeval villages, towers and castles. In fact, merchants, armies, pilgrims and travellers once passed through here along ancient roads, like the via Postumia (demarcated by Aulus Postumius Albinus in 148 BC) that connected Genoa to Aquileia and the via Francigena, that led the pilgrims from France to Rome and from Rome to Jerusalem in the Middle Ages. There is also the via degli Abati and the Via del Sale, or salt route, along which salt was transported from Liguria to the Po Valley.
Famous wines of unquestionable quality are also produced in the vineyards of these hills.

We are in a central position between Pavia (59 km), Alessandria (62 km) and Piacenza (62 km), which can all be reached in about an hour and 20 minutes by car. Milan (96 km) and Genoa (90 km) can be reached in just over an hour and a half. The nearest town for everyday necessities is Varzi, which is just 3 km away.

The estate is currently a farm holiday facility and includes numerous buildings, used partly for tourist accommodation (with a net surface area of 1971 sqm) and partly as an ancillary area of the holding and is surrounded by over 27 hectares of land.

Description of buildings
Buildings A and D
Building A consists of a restaurant, a kitchen and guest and staff amenities on the ground floor. On the first floor there is a conference room that can accommodate 80 people, a back office, bathrooms and four bedrooms with private bathroom.
Building D is on two levels and is used as a health spa with a reception, an office with a bathroom, men’s and women’s separate changing rooms with bathrooms and a magnificent indoor panoramic swimming pool. Numerous rooms and spaces are dedicated to taking care of body and mind, including a massage room, steam baths, a marine tepidarium, a Finnish sauna, a multi-sensory shower and panoramic relaxation areas. There is a bedroom with bathroom on the first floor.

Building B

The other buildings are ancillary to the farmhouse accommodation activity, as follows:
- G is used as a storage room with a 16 sqm gross surface area;
- H has a gross surface area of 110 sqm and houses the central heating plant of all the buildings;
- I is an amphitheatre with 300 seats;
- L has a gross surface area of 1500 sqm and includes covered riding stables, horse boxes and amenities;
- M consists of two buildings, used as biological greenhouses and each has a gross surface area of 240 sqm;
- N and O consist of horses stables with a gross surface area of 245 and a shed measuring 258 sqm.

Condition
All the living areas are in excellent condition, with rooms and apartments located both inside the main house and in the annexes, for those wishing to enjoy more privacy.
The restaurant is spacious and bright and can accommodate up to 100 guests. The conference room has access for disabled people and has a large panoramic terrace for buffets and coffee breaks.
The health centre is modern and comfortable and is equipped with a heated indoor Jacuzzi swimming pool and an outdoor swimming pool.

Outdoor space
The Tenuta nell’Oltrepo Pavese is surrounded by over 27 hectares of land, within which there is a garden surrounding the buildings and a swimming pool measuring 12 x 6 m, a health walk, a wildlife park, an educational farm, a bird area, a vegetable garden, an orchard, a sports ground, riding stables and an amphitheatre where shows and events are held.

Usage and potential
The farm holiday business has been fully launched and is running. Therefore, it would be natural to continue this type of activity.
