Silverleaf Realty Reports 50% Mid-Year Increase in Home Sales in Silverleaf and an 84% Boost in Total Dollar Sales Volume

SCOTTSDALE, AZ - For the first half of the year, Silverleaf Realty reports robust luxury home and homesite sales within the Silverleaf residential community with an increase of 50% in the number of homes sold and an 84% boost in the total dollar volume of sales over the same time last year.
Based in Scottsdale, Silverleaf Realty is an independent boutique firm specializing in luxury residential real estate properties in metropolitan Phoenix. The highly-experienced, six-member sales team is responsible for 66% of the properties closed and pending in Silverleaf this year. Overall, Silverleaf Realty has generated more than $160 million in closed and pending sales across the Valley from the beginning of the year.
“It has been an unprecedented year for sales in Silverleaf,” said Mike Sweeney, designated broker for Silverleaf Realty. “The demand in the Valley’s luxury home market is remarkably strong and all indicators suggest that sales will continue to strengthen.” He explained that in the first half of 2018, 39 homes sold in Silverleaf for a sales volume totaling more than $136 million. The average sales price was $3.5 million, and the average price-per-square-foot was $540, the highest price-per-square-foot compared to neighboring luxury residential communities. However, the price-per-square-foot went as high as $875 in some neighborhoods.
Sweeney also pointed out that the demand for land at Silverleaf has been just as healthy. Thirty-two homesites were sold from January through June compared to 12 sales last year. The mid-year total dollar volume of land sales was $48.4 million, and the average sales price was $1.5 million.
Silverleaf Realty sold 84% of those properties including the 13 highest homesite sales (with the most expensive homesite selling for $3 million). Only four developer-owned homesites remain and those are situated in the Summit neighborhood. In addition, there is a selection of sites available through resales.
Construction at Silverleaf continues to grow at a fast pace. There’s also a demand for upscale builder collections such as The Village neighborhood featuring cottages from $2.4 million and villas from $3.4 million. In addition, models are expected to open in the fall for ICON at Silverleaf, a collection of luxury condominiums.
