Hammond Residential Reports Highest Priced 2nd Quarter and Year to Date Sales

The highest-priced single-family sale of the quarter was the $5,641,047 sale of 50 Lyman Road in Brookline, which was brokered on the buyer side by Senior Sales Associate Susan Salter of Hammond’s South End office. Located in Brookline’s desirable estate area, 50 Lyman Road is a stately new construction residence that features 6,700 square feet of living area on over three quarters of an acre of land. The property was custom designed to accommodate twelve total rooms, including six bedrooms, six full bathrooms, and two half-bathrooms. Located in the historic Hotel Agassiz in Boston’s Back Bay neighborhood, the property features 2,331 square feet of living space that includes three bedrooms, two full bathrooms, and one half-bathroom. On the listing side, the highest-priced single-family residence sale of the quarter was a Greek Revival-style house located in Newton at 237 Park Street, which conveyed for $3,999,000. Ezra Stillman of Hammond’s Brookline/Newton office represented the seller. Situated on almost one acre of land with 7,000 square feet of interior living space, 237 Park Street is comprised of fifteen total rooms which include six bedrooms, six full bathrooms, and one half-bathroom. Exquisite architectural details such as high ceilings, millwork, fireplaces, and hardwood floors can be found throughout the residence, which features an open and contemporary layout. Dana DeSimone of Hammond’s South End office was the listing agent in connection with the highest-priced condominium sale at 50 Dwight Street - Unit 1, a new construction property developed by Renaissance Real Estate Investments, which sold for $2,750,000 in Boston’s desirable South End neighborhood. Featuring 2,552 square feet of living space spread over three stories, the property was designed to include modern amenities such as a professional grade kitchen, luxurious bathrooms, audio wiring, and Smart home technology. A private and professionally landscaped exterior garden rounds off the amenities at the residence, which is in proximity to a host of restaurant, retail, and transportation options.

In addition to the top second quarter sales, Cohen also reported on the firm’s top 2015 sales to date. The highest-priced single-family listing side transaction was the $4,298,000 sale of 290 Warren Street in Brookline, which was marketed by Brookline/Newton Senior Sales Associate Eileen Strong O’Boy, and the highest condominium transaction was a property located at 34 1/2 Beacon Street –Unit 6N, which conveyed for $2,775,000 and was marketed by Senior Sales Associate Rebecca Davis Tulman of Hammond’s Back Bay/Beacon Hill office.

The aforementioned single-family and condominium transactions at 50 Lyman Road in Brookline and 191 Commonwealth Avenue – Unit 22 in Boston also represent Hammond’s top buyer-controlled sales to date in 2015.
