Adrienne Brandes with Surterre Properties Closes Epic Multi-Property Transaction On Ocean Boulevard

1434651128NEWPORT BEACH, CA - Adrienne Brandes recently represented a client in the purchase of not one, but two coveted pieces of property on Corona del Mar’s famed Ocean Boulevard, where property doesn’t often change hands.

Today, the residences located at 3312 and 3320 Ocean Boulevard sit side by side, showcasing the mesmerizing ocean views for which the storied seaside street is so well known. Within the next few months, however, they will be combined into one stunning Cape Cod-style estate—a tremendous accomplishment for all involved.

Although it’s all worked out beautifully, this wasn’t the plan all along.

The buying party—a couple from Canada—initially flew out in 2014 to tour one of Brandes’ other Corona del Mar listings: a home in the $2 million range. Shortly after, they decided to pursue potential property at a higher price point: the $5 million range. When Brandes helped them locate what they believed was their ideal home, still in Corona del Mar, but this time, right on the water, they were satisfied. But there was a problem with escrow that prevented the deal from closing—one that would prove fortuitous months later, when they discovered 3312 Ocean Boulevard online.

Having worked so closely with Brandes in scoping their previous options—and, living such a far distance away from Southern California—the couple asked her to tour the property on their behalf and report back. Priced at around $7 million, it boasted a location everyone deemed ideal. So, with the intent to give it a comprehensive renovation, in which it would be transformed into a bespoke Cape Cod-style estate, they made an offer. The deal closed in just 8 days.

Meanwhile, the property at 3320 Ocean Boulevard—directly next door to the couple’s initial purchase—went on the market. Following the sale of their business, Brandes’ clients decided to buy it as well. Now that the deal has officially closed, they’re fusing the two properties to make a single stellar estate, complete with a pool, a pool house and a sculpture studio, among countless other luxurious amenities.

“The purchase of these two Ocean Boulevard properties has proved an incredible journey for my clients—one that’s certain to pay its dividends for years to come,” Brandes stated. “They’ve procured property that will not only promise an exclusive oceanfront lifestyle, but will prove a crucial element in their long-term wealth strategy. I couldn’t be more thrilled to have guided them toward this wonderful scenario.”

With years of experience helping clients buy and sell property in coastal Orange County’s most exclusive zip codes, Brandes is well known throughout the local real estate industry for her impressive ability to deliver both results and exceptional personalized service. And, as part of Surterre, she enjoys an unparalleled level of support that’s been tailored to help her exceed the expectations of even the most discerning buyers and sellers.
