The buying party—a couple from Canada—initially flew out in 2014 to tour one of Brandes’ other Corona del Mar listings: a home in the $2 million range. Shortly after, they decided to pursue potential property at a higher price point: the $5 million range. When Brandes helped them locate what they believed was their ideal home, still in Corona del Mar, but this time, right on the water, they were satisfied. But there was a problem with escrow that prevented the deal from closing—one that would prove fortuitous months later, when they discovered 3312 Ocean Boulevard online.
Having worked so closely with Brandes in scoping their previous options—and, living such a far distance away from Southern California—the couple asked her to tour the property on their behalf and report back. Priced at around $7 million, it boasted a location everyone deemed ideal. So, with the intent to give it a comprehensive renovation, in which it would be transformed into a bespoke Cape Cod-style estate, they made an offer. The deal closed in just 8 days.
Meanwhile, the property at 3320 Ocean Boulevard—directly next door to the couple’s initial purchase—went on the market. Following the sale of their business, Brandes’ clients decided to buy it as well. Now that the deal has officially closed, they’re fusing the two properties to make a single stellar estate, complete with a pool, a pool house and a sculpture studio, among countless other luxurious amenities.
