ATLANTA, GA - Beacham & Company, REALTORS® just closed on Atlanta’s highest priced residential sale of 2015 according to MLS records. The gated, Beaux Arts inspired estate at 3497 Woodhaven Road in the exclusive Tuxedo Park neighborhood of Buckhead was sold on March 16 for $5,079,010 after just 69 days on the market. Glennis Beacham of Beacham & Company represented the seller.
The home at 3497 Woodhaven Road was built in 2005 on more than 1.6 acres. It has five bedrooms, six bathrooms and three half baths. The master suite on the main level opens to a terrace overlooking a stunning rear yard with gardens, playhouse, fireplace, pool and pavilion. The ground level of the home includes a handsome gathering area, wine tasting room, adjoining wine cellar, exercise room, and theater.
There have been six home sales in Atlanta of $3 million or more in the first two and a half months of 2015 – all in Buckhead. That’s the most since nine were sold in first two and a half months of 2008. The average sales price of the five homes sold for $3 million or more in 2015 is $3,879,002. The average in 2008 was $4,471,385.
The sale of 3497 Woodhaven Road is the highest priced sale of a residential home in Atlanta since last July when another Beacham agent sold 40 Cates Ridge, also in Buckhead. According to the combined resources of Terradatum and Realvaluator, an independent Atlanta-based firm that specializes in providing analysis of housing data to clients including the Atlanta Business Chronicle, Beacham & Company is the top-selling real estate firm of homes priced more than $3 million since its inception in 2006. The firm’s average sales price is the highest in Atlanta and its agents are the most productive by dollar volume of real estate sold.
