LOCATION

The British Virgin Islands consist of the main islands of Tortola, Virgin Gorda, Anegada, and Jost Van Dyke, along with over fifty other smaller islands and cays. About 15 of the islands are inhabited.

Virgin Gorda is located to the east of Tortola, approximately 30 minutes by ferry and covers an area of about 8 square miles.

North Sound is on the Northeast end of Virgin Gorda and is a large deep water bay that is well protected by Virgin Gorda, and the surrounding Islands of Necker, Mosquito, Prickley Pear, Eustatia and several reefs.

It is also the Caribbean location of Yacht Club Costas Smerelda Sardinia, and includes a Mega Yacht dock facility.

North Sound is a premier high-end destination in the BVI and it has a wide variety of well protected anchorages, great beaches, reefs and snorkelling destinations, and marinas. It can also serve as a hub for visitors to Anegada.

SUSTAINABLE DEVELOPMENT

Our vision and philosophy for the development of Blunder Bay Estates is the creation of a sustainable development in accordance with our environmental impact assessment, which is a very important factor.

LAYOUT OF THE LAND

The total land area is 20.75 acres; or 903,870 square feet, including, Beach front 5.42 acres, Ocean front 5.20 acres, Ocean bluff 2.39 acres, Hillside 4.29 acres, Infrastructure 3.45 acres.

The entire property can be purchased as one development, or separate parcels of land can be purchased individually as indicated on the website.

For further reference the property is located on four separate beaches, with all licenses and permits, in place. Four of the parcels are located on located on the Beach, three parcels are located on the Ocean Front, One parcel is located on an Ocean Bluff, and two parcels are located on the Hillside.

Parcels one to five have their own individual dedicated 80-foot private dock attached to their land, and also a dedicated dock in the exclusive estate marina. All Villa owners have one dedicated dock in the main estate dock which also includes visitor berths, all with cleats, and pedestals for power, water.

The estate marina has a dinghy dock, and we have also constructed a barge ramp for owners to barge in their building materials when constructing their Villas, a dock reception pavilion has been designed, with construction to commence in October 2016.

Each parcel has access to the estate underground utilities and high-speed internet access, which are all now complete, as well as individual wastewater treatment plants. To provide crystal-clear water for the estate, a desalination plant has been constructed and installed.

A 3000 linear ft by 12-ft wide road within a 24-foot-wide easement providing access to each of the parcels has now been constructed and has been pigmented to blend into the local landscape. Also a 3000 linear ft x 2 foot retaining wall, capped and finished, is now complete with landscaping behind the retaining wall in progress. The main estate and beach landscaping has also commenced including designs for a beach pavilion, including storage for water toys which is expected to commence in October 2016.

Our concierge residence is 80% complete, this will allow for the concierge to be resident on site, to meet the needs of all home owners.

Our generator building and workshops are now 90% complete, and we have prepared a site for a helipad which is 75% complete. We have two electric carts, one for passengers and one utility

We have access to four beaches, and have completed the main estate beach nourishment program, with the three ancillary beach nourishment programs 50% complete.

Blunder Bay Estates’ board of directors and project management team consist of long-established British Virgin Islands business owners with solid collective experience in construction, insurance, and finance. The project is designed to be ecologically sensitive, with an environmental team headed up by a leading expert in marine biology.
