To Remodel or Not: How to Buy a Property Right in a Hot Real Estate Market

Old vs. New, what is a better opportunity for you? In our market, most Buyers are looking at newer properties with lighter contemporary finishes. I've worked with many Buyers around this season, as well as consulted Sellers or marketing their properties. For the most part, Buyers want something they can walk into and not have to do any remodeling. These days, light colors and a more contemporary finish is selling quicker than the heavy dark mountain feel.
While inventory is still low, this will also create n opportunity for Buyers willing to take on a home that needs some work, a lot of the "idle" inventory needs to be updated. While each situation is different, it's amazing how in some cases a little effort can of a long way. Just changing paint colors can sometimes do the trick. In kitchens and baths, instead of new cabinets, maybe pinging the cabinets or replacing the doors and countertops can make a big difference. Not very project has to be gutted or torn down.

Prior to the remodel this was your classic "mountain log" interior, and now with just some color changes you can see what a difference it makes. Lucky for you, I could only find a Before picture of the finished with me in it headed to a costume party. We painted the ceiling dark, painted the trim all white, and brought the look up to date for a lot less money than gutting to the studs.
