So over the Past season I highly recommended to a number of clients that they consider the excellent values offered by the Kentia's in Boca Bay. For a good part of the season they went unsold and there was a somewhat high inventory considering how low the overall inventory has been.
Now I know that saying " I told you so" can be considered rude, but ... well lets just say that in the past month every one of those properties sold, and as several new ones came to market the prices increased dramatically. With several deals seeing multiple offers.
I have found that often times buyers don't really see these opportunities as clearly as I do being involved in the market day in and day out. In this case some thought by waiting something better would come along and prices would drop. Remember ... this is Boca Grande. What actually happened is clear, the buyers who were ready made their offers the properties sold and ... prices went up.
My suggestion now for those looking under one million 3 plus bedrooms is in Dunes of Boca. If you want a steal these 2,000 +- town homes on Boca Grande's best beach cant stay at this price any longer. The value is there and the time is now as prices remain low. Call me and lets steal some real estate in Boca Grande!
