Neighborhoods

East Vail

Possibly the most alpine and intimate of the area's communities, East Vail hugs the Gore Range at the base of Vail Pass. Strictly a residential neighborhood, it is a favorite with longtime locals and second homeowners from the Front Range. The appeal of East Vail is easy to understand. Snow covers its forest like a soft, down comforter in winter. Although winter may linger a little longer than in most of the Valley, summer blossoms with a burst of wildflowers and the rushing of streams and waterfalls. When you live in East Vail it is an easy stopping point for Front Range skiers on their way to the slopes. And the free Town of Vail bus system, which loops around East Vail, makes commuting to town a snap. Best of all, property prices are moderate compared to Vail Village, even though the village is only four miles away.

Vail Village and Lionshead

Vail Village and Lionshead form the heart of the Town of Vail. At the base of the slopes, these adjoining villages are clustered around their respective clock towers, which have become worldwide symbols of America's premier mountain resort. Quaint yet cosmopolitan, Vail Village and Lionshead are also home to some of the Vail Valley's most prestigious residential properties. Spectacular single-family residences line the slopeside paths of Beaver Dam, Forest and Rockledge roads. Along Vail Village and Lionshead's pedestrian streets and walkways you will find some of the Valley's most exclusive townhome and condominium residences. Many of Vail Village and Lionshead's residences feature ski-in, ski-out access, while others are just a few steps from the slopes. Virtually all are within easy walking distance of the resort's renowned shopping, dining and entertainment scenes.

West Vail

West Vail occupies a slightly wider section of the Valley than Vail Village and East Vail. Its northern and southern hillsides offer distinctly different but equally attractive residential environments. The south side features lushly wooded, alpine-like terrain interspersed with broad, rolling meadows. The north side, while more exposed, offers dramatic views and an abundance of sunshine throughout the year.

Popular with locals and second homeowners alike, West Vail is divided into a number of close-knit neighborhoods that share a common sense of community. And within these neighborhoods are a rich variety of properties, from simple condominiums to elegant single-family homes.

In general, these properties are more moderately priced than comparable properties in Vail Village. Yet, the Village and the slopes are only five to 10 minutes away, and the free Town of Vail bus system offers frequent service.
