Property Description
The primary residence is a majestic masterpiece of 5 bedroom suites with individual bathrooms, jetted tubs and walk in closets, all proximal to the stunning outside views of the property. The master suite includes a deluxe fireplace, built in beverage service; two walk in showers, (inside a large walk-in tile shower with two shower heads, seating and built-in steam. There is also a private outdoor shower which allows you to shower while enjoying the fresh mountain air and spectacular morning sun). The master suite also has a retracting glass wall which opens onto a large balcony looking straight into the red rock canyon. The kitchen is equipped with commercial grade appliances and a large stainless steel hood over the gas range gas grill. The pantry includes a temperature controlled wine storage room with storage for 100 bottles. The dining room has a retractable glass wall opening on to a large balcony perched over the steep cliffs of the west side. There is a state of the art 16 seat theater room complete with high definition equipment and a spacious three car garage providing plenty of enclosed parking. Included is an equipped exercise room with a built in redwood dry sauna and seating for 6. The family room, all bedrooms and the exercise room are equipped with built-in plasma televisions.The guest house is a 4 bedroom, 4 bath, open front, pitched roof design. It is positioned for views nearly equal to that of the primary residence. It is nestled right up to the property line of the BLM land and has spectacular hiking trails just off from the rear deck. All bedrooms have individual bathrooms with jetted tubs and walk-in showers. The kitchen is spacious and shares a see through fireplace with the living room. The guest house will provide your visitors with an exciting and unforgettable stay.
A complete equestrian facility is located on 20 acres at the base of the property. It provides stables for a dozen trail riding horses which are managed and cared for by a full time, year round ranch hand. The facility has an outdoor exercise arena, corals, paved roadways, hay and equipment barn and a modern ranch house. The equestrian site is adjacent to literally thousands of acres of public land that is open to year round trail rides.
These trails divulge some of the most pristine scenery in the west and are accessible only by foot or on horseback.
The helicopter landing pad is located within a couple hundred meters of the primary residence. This feature allows the owner access from the St. George airport and the ability to reach the property within two or three hours from nearly any airport in the western . This property is owned by the U.S. Government and is a protected area, impassable, except to hiking or horseback. This area is considered to be acreage that will never be developed or built on. A rock monument sentinel gate opens to the occasionally steep ½ mile roadway, leading from the adjacent private property. This restricted roadway prevents any unauthorized passage to the entire 40 acre parcel. The property is positioned among historic grounds formerly inhabited by Native American Indians. Lofty views encompass scenes of three states. On the eastern skyline is the Kiabab National Forest and Jacob Lake, Arizona, just 42 miles from the North Rim of the Grand Canyon. The property location is 12 minutes east of Hurricane, Utah on Hwy 14. It is 5 miles from the Utah/Arizona state line. Residents enjoy over 300 days of sunshine per year. The temperature varies from a low in January of 27 degrees to 105 degrees in July. St. George is 2,880 feet above sea level and the peaks of nearby Pine Valley Mountain reach over 10,000 feet.
