ATLANTA, GA - Beacham & Company, REALTORS® crushed all previous sales records in the first two months of 2015 despite a slowing in the overall housing market. Beacham doubled its company records for number of sales and dollar volume sold for the months of January and February. Meanwhile, sales for the entire market declined 5.2% according to First Multiple Listing Service (FMLS) although dollar volume sold increased 3.7%.
The month of March appears to be following a similar pattern as the first two months of the year for Beacham and its agents. Dac Carver, Vice President and Managing Broker of Beacham & Company, said the firm anticipates its March closed business will be more like a typical June and July at the height of the selling season.
The sale of 50 Asheworth Court in Buckhead by Jane Cross of Beacham & Company was part of the firm’s prodigious start to 2015. The property was listed at $1,550,000.
“The difference maker this year has really been our agents’ ability to get homes listed very early in the year when demand is nearly as high as it is in the spring but the number of homes on the market is the lowest of the entire year,” Carver said. “It has resulted in frequent multiple offer scenarios and bidding wars. It is truly a seller’s market now.”
Although housing inventory is up more than 20% in FMLS from a year ago, the most desirable areas of Atlanta are still in a declining inventory environment.
“The lack of inventory combined with pent-up demand in markets like Buckhead, Brookhaven, Morningside and many others is truly staggering. Our agents are working with dozens upon dozens of buyers who are desperate to see new listings as soon as they come on the market. It is a seller’s market unlike any we have ever seen.”
