Hammond Residential Reports Highest Priced Sales of 3rd Quarter

The highest-priced single-family residence sale of the quarter was a property located 235 Warren Street in Brookline, which sold for $4,300,000; Eileen Strong O’Boy represented the seller client in the transaction. Designed and built in 1987 in the fashionable Colonial Revival-style, 235 Warren Street sits on over one acre and was created to be a gracious and substantial property, overlooking a gentle sweep of lawns. Lynn Hartness was the listing agent in connection with the highest-priced listing side condominium sale of the quarter which sold for $2,800,000 at 15 Marlborough Street #1 in Boston’s Back Bay neighborhood. This 1,850 square foot residence, which is located on the prestigious first block of Marlborough Street, features two bedrooms and two-and-one-half bathrooms that blend period detail with modern convenience. The residence includes a master bedroom with spa-like bath en-suite, a modern stainless/granite kitchen, mahogany terrace, soaring ceilings and oversized windows, in addition to direct elevator access and two deeded garage parking spaces.

Kathy Krongel, Ann Marie Paul and Jessica Mackey brokered the highest single family buyer-side transaction with the  $4,100,000 sale of 12 Lake Terrace in Newton, which, according to MLS Property Information Network, Inc. (MLSPIN), was also the highest-priced sale in the Newton Center area to date in 2014. This property overlooks Crystal Lake and features thirteen rooms, five bedrooms and four-and-one-half bathrooms. The backyard includes direct lake access and is in proximity to the nearby beach and bathhouse.

The highest priced buyer-side condominium transaction for Hammond in the quarter was 88 Beacon Street #3, Boston, which sold for $6,500,000. Senior Associates John Ranco and Joe DeAngelo of Hammond’s South End office represented the buyer of the property. Prominently situated overlooking the Boston Public Garden, 88 Beacon Street #3 is located in an intimate Classic Revival historical building. The unit features three stories of living space on the high parlor, mezzanine and second floor levels with four bedrooms and four-and-one-half bathrooms. The bow-front home features opulent details and a breathtaking dining room with vaulted ceiling, in addition to a garden-facing living room, chef’s eat-in kitchen, wine cellar and handsome mahogany library. Amenities include a private landscaped deck with its own kitchen appliances, as well as three deeded parking spaces. The sale of Unit #3 at 88 Beacon Street also represents the highest-priced condominium transaction to date in Boston’s Beacon Hill neighborhood.
