Whats happening with new construction in Park City?

Jul 30, 2014 — Nancy Tallman, Summit Sotheby's International Realty

There are several new construction projects in the Park City area and they are very popular. How many older homes can you think of that have the features of a newly built home? Even a home that has been gutted and remodeled may have a floor plan or system that is now functionally obsolescent. Park City’s homebuyers love new construction most are selling faster than they can be built. As a home seller, it is important to note the newer homes you may be competing with and price accordingly.

Promontory: Bringing Us All Together

Jul 26, 2014 — Promontory Club, Summit Sotheby's International Realty

I can’t think of a better place to bring people together than Promontory.   Bringing multiple generations and friends to our beautiful Park City surroundings is why so many purchase their second homes here.  As the Director of Camp Promontory Youth Programming, I see how family gatherings benefit everyone in the community.  As a child development expert, I have studied in the classroom and spent 25 years working with children and families to provide key assets for quality human development.  As part of my study, The Search Institute became my basis for all planning and consideration to program events and experiences at Promontory.   The Search Institute has identified 40 key elements in society that help children succeed. Their book “What Kids Need to Succeed” (Benson, Galbraith, and Espeland)  identifies these areas.  Some of those key elements are seen daily through our programming and family events.

Advice For International Buyers On Firpta Taxes

Jul 24, 2014 — Julie Jones, PA, Florida Luxurious Properties

I have the pleasure of working with buyers from all around the globe.  Already this year I, and my team of experts, have closed luxury real estate transactions with buyers from the U.K, Canada, France and Mexico. I would like to remind those international sellers and buyers about the implications of Foreign Investment in Real Property Tax Act. In summary, the Internal Revenue Code requires buyers to withhold 10% of the amount realized by the seller upon closing a purchase, providing that the amount is above $300,000.  There are various other guidelines and it is always best for an international buyer or seller to seek an attorney’s advice before entering into contract for sale or purchase.
