Courtesy of Kirsty Bryson of Luxury Homes by VAPF According to an article published in the Spanish national newspaper El Mundo on the 3rd of April 2011, there has been a notable increase in the number of upmarket properties sold, mainly in the coastal province of Alicante in Spain. Now that prices have stabilized, the luxury villas segment of the market is experimenting a constant and gradual growth, with requests from both Spanish and foreign customers and with a property portfolio encompassing homes ranging from one million euros to twenty million euros, with between 4 and 15 rooms and 500 to 1000 square meters of floor area. Of course, all have a common characteristic: a fantastic sea view. Most of these luxury properties can be found in the towns of Javea, Moraira, Denia and Altea, situated in the northern Costa Blanca.

Florida's Existing Home Sales Surged In March

Florida's existing home sales surged in March, recording the single biggest month since late 2005. Sales of condos and homes jumped 36 percent from February to March, surpassing the national rise of 3.7 percent, according to figures from the Florida Realtors and the National Association of Realtors.  Seventeen Florida regions reported higher sales last month, and it's the fourth consecutive month that statewide sales have exceeded the same month in the prior year.  The study also noted that a full 35% of buyers were CASH BUYERS. 

The Rising Cost of a Declining Market

Interest rates were at an all time low last year and although historically speaking getting a loan is still a bargain, rates have been inching upwards. The jury is out whether our market is further declining or rebounding. I personally believe we are at the bottom and although the next couple of years may be a roller coaster ride, we will see a modest recovery. With that said, there are still buyers out there who are waiting for more foreclosures to hit and prices to further decline before making a move. Below is an article passed along to me by Bob Walker at Blue Adobe Mortgage. The article illustrates how waiting for a "cheaper" house will actually cost the home buyer more in the long run due to the rising cost of borrowing money.
