The property consists of 134,846.9 m2 of titled land and 56,458.7 m2 of right of use land awarded by the Ministerio de Recursos Naturales, Energia y Minas (MIRENEM). A Costa Rican Corporation, called Playa Manzanillo Sociedad Anonima, owns the property and acts solely as a holding company. Buying a property from a Costa Rican Corporation is a quicker way to expedite the transfer of the property and a legal way to avoid paying the transfer tax. The property is located within the Refugio Nacional de Vida Silvestre de Gandoca Manzanillo, one of the most pristine and protected nature reserves in Costa Rica. There are special building regulations such as: construction density of only 40% of the property and only 3-story high buildings. This would allow a total construction of 76,522.24 m2 of the total property. This is one of the last remaining pieces of land of this size in the South Caribbean and perfect for a low-density ultra-luxury resort as there are none in the area and there is great demand for one. Similar resorts such as Lapa Rios in the Southern Pacific Coast of Matapalo and Punta Islita in the Southern Guanacaste area have had tremendous success attracting upscale foreign tourists and celebrities. Puerto Limon attracts 150,000 tourists each year arriving by major cruise lines like Carnival Cruise Lines and Royal Caribbean. There is an international airport in Limon but no international flights are operating here, only domestic flights to-and-from Sans well as flights to-and-from Bocas del Toro, Panama.
